Kelly E. Fitzpatrick, Principal
With nearly two decades of commercial real estate experience across Fortune 100 companies and privately-owned firms, I bring the analytical rigor and communication discipline needed to drive financial and operational performance. My work spans a range of asset classes, including retail, restaurant, seniors housing, multifamily, hospitality, industrial, and leisure/entertainment real estate.
Experience
My experience spans the full real estate lifecycle - acquisitions, portfolio management, leasing, valuation, and disposition. I’ve worked across a variety of structures, including SEC-registered funds (primarily REITs), private equity real estate funds, syndicated portfolios, and joint ventures.
-
As Regional Director, I managed and grew roughly $200 million in annual rental revenue across 200+ retail, dining, and entertainment tenants. In this role, I led lease negotiations for complex, multi-use spaces with national and highly specialized tenants, directed tenanting strategy for executive leadership, and translated intricate financial and legal deal structures into clear recommendations for audiences with varying real estate backgrounds.
-
Over a decade, I rose to Senior Vice President of Portfolio Management, overseeing five REITs totaling $8.5 billion in assets across seniors housing, healthcare, multifamily, hotel, retail, amusement park, and ski resort sectors. I led annual net asset valuations for each fund, presented findings to boards, and contributed to SEC filings and shareholder communications. On the asset side, I drove NOI growth and margin improvement initiatives through P&L analysis and expense/revenue trend review, optimized assets for exit strategies, and helped execute more than $3.8 billion in asset dispositions.
-
Earlier in my career as Senior Asset Manager, I oversaw a national portfolio of roughly 500 triple-net-lease restaurant properties. There, I negotiated more than 40 lease renewals - generating over $20 million in new rental income - and supported the disposition of approximately $2 billion in real estate assets.
